Spectacular villa with pool near Dubrovnik
This spectacular villa is located near to Dubrovnik. Built into a cliff and perched above the sea, the accommodation offers far reaching views of Zaton Veliki and Zaton Mali islands as well as the Elaphite isles. This unique villa offers guests a relaxing retreat away from the hustle and bustle of daily life.
The accommodation is entered from a small parking area and down a steep flight of steps (around 170) into the main house. The ground floor consists of a large terrace with an extensive BBQ and outside dining area. There is also a kitchen/diner and lounge. The first floor contains two double bedrooms, one with an en-suite shower room and the other with an en-suite bathroom. There is a further twin room and separate shower room. The second floor consists of a lounge with small kitchenette and a separate double bedroom with a bathroom.
Stairs from the BBQ terrace lead straight down through an award winning garden and to the pool area. There is direct access to the sea via a number of steps down from the pool to the waters edge. Entry into the sea is via swimming pool steps. The villa would suit a large family or two families travelling together or a group. Due to the position of the villa, we would not recommend this accommodation to those with very young children or those with walking difficulties in view of the steps access to and from the villa. Pricing Information
Pricing is calculated per property per night in GBP Sterling. Many destinations also require tourist tax to be paid. Tourist tax starts from approximately £1 per adult per night, and £0.50 per night per child aged 12-17 at time of travel. If tourist tax is applicable to the destination you are travelling to, this will be shown in the booking process. For tourist tax payable at time of booking, the cost will be added to your subtotal. For tourist tax payable locally, the cost will be shown at time of booking and on documentation.

Booking Information
A 30% deposit is required at time of booking. Full balance is due 10 weeks prior to arrival.
If booking within 10 weeks of arrival, the full cost of the villa must be paid at the time of booking.
Certain properties require varying payments for bookings. If payments required vary from those above, these conditions will be displayed below or advised at time of booking.

The view has to be one of the most beautiful in the world. Property manager was very very warm and friendly and the welcome cakes and liquor were much appreciated.
I think the statement of 90 steps is misleading as it is much more than that. The 90 refers only to one section. If I had known quite how many steps there were and that they were vertical for the most part I would probably not have booked it. As the Monarch flight arrives quite late, it means that you don’t have a chance to shop that evening. It would help to have at least something to make breakfast from eg bread, milk etc
Impressed with: The views, Dubrovnik, and the friendly people.
Not impressed with: It is not somewhere to go if you have mobility problems or a fear of heights.
Recommend: We found the best restaurants were across the bay in Zaton Veliki. We would recommend getting up early to go into Dubrovnik before the cruise ship crowds. The food in Dubrovnik was cheaper than we expected to find in a tourist city and we can recommend Mea Culpa for their ginormous pizzas.Stayed August 2013
Croatian accommodation in villas is expensive compared with other locations and we would certainly have not gone to this one as nice as it was had it been at the published price. The villa has exquisite views but, and it is a very big but, the stairs down to it and onwards to the sea are daunting to the point that it would not suit any but the brave and fit which I am glad to say we were. I doubt to its suitability for children of all ages. In early years the hazard is obvious but access to the sea for ours (aged 13 and competent swimmers) did recommend a very watchful eye.
The advantage of the property is its position for trips away from rather than to Dubrovnik. Dubrovnik drowns in visitors in the summer months consequent upon its destination for huge cruise ships who disgorge 2,000 + visitors every 24 hours. This visits upon a small city with a residential population of 1,000. Travel up the coast reveals much more of the real Croatia.
A good service but the prospects of tourist travel to Dubrovnik in the middle term I think is problematic. It is over doing it and cruise ship deposit (numbers of people) will gradually produce negativity over this otherwise exquisite city.
The owners are an exemplary couple who were kind discrete and helpful in every way.
Impressed with: The coastline which is very beautiful and accommodating.
Not impressed with: The volume of visitors to Dubrovnik and the density of road traffic in and around it
Recommend: The hinterland is full of good restaurants and we found those in Zaton particularly good.

We should have used your company to book additional transportation throughout the weekend. We had difficulty getting from the villa back to town since we did not rent a car for the weekend. The property was AMAZING! Walking up all those steps with our bags was painful, but worth every step. A great choice for a Hen-Do! The owner and the representative from the agency were both there to greet us for the tour and administrative concerns. They were also very helpful with changing the check-in/check-out times based on our flight arrivals.
There was a small cove just north of the villa that we did not discover until the last day. It has a couple of restaurants that were not open when we were there, so we did not get to try them. There was also an advert for a 'party boat' that departed that same cove at 2300 nightly. Again, had we known about it, we probably would have tried it out.
The fact that our neighbors were gone, so we could "be as loud as we wanted" to quote our representative. With 10 girls it was gonna be hard to be quiet. The absolute favorite was the view from any deck at the villa and the patch of rocks at the bottom for sunbathing.
Not so impressed with: The crazy man on the rocks by the Old Town who poured water on our stuff and told us to get out of his country. But he was not enough to ruin our trip or deter us from going back.
Croatia Impressions: It was BEAUTIFUL and the people were so nice! Next time I would like to travel north and see the waterfalls and parks.

Owners were very kind and generous. They were available if we had any problems. The owner actually came over and jumped started our car when we had a dead battery. The only improvements I could recommend would be for all the bedrooms to be air conditioned and for internet access in the house. The food overall was average and the prices in the restaurants were high. Buying food at the grocery and cooking ourselves was the best. Very clean and the people were kind. Very friendly. The waters were spectacular and the location was great. Overall, it was an excellent stay and I would be happy to recommend it to my friends and to stay there again.

The property was one of the best locations we have ever stayed in for fantastic views and having the sea just below the house. Although it had alot of steps it was well worth it for the location. The owners exceeded expectations for hospitality giving us home made cakes, wine, liqueurs, figs and even a leaving gift. We liked the clear blue seas, cleanliness, friendly people, the food, fantastic weather.

The owner was particularly attentive and very friendly, even bringing a cake and a bottle of wine for a birthday while we were there. The villa is particularly well laid out and it was a pleasure to spend time there with my family as there was plenty of space for everyone.
