This sleek, chic contemporary villa offers guests privacy and tranquility along with beautiful sea views from its envious beach front position. With its convenient proximity to Dubrovnik, the villa would suit families, friends or groups looking for a relaxing stylish retreat situated within easy access of Dubrovnik City’s vibrant gourmet and entertainment scene.
The villa is arranged over 3 floors (upper, mid and lower level) and comes with an adjoining annex and is decorated in a modern ‘hotel’ style featuring Italian design furniture, marble flooring and oak panelling. Generously incorporated throughout the villa are large floor to ceiling windows and doors to take advantage of the views. Welcoming touches of luxury such as complimentary premium Swiss toiletries in all bathrooms are offered to enhance guest enjoyment.
Guests approach the villa from an upper rear access road into a shaded parking area. A flight of stairs from the parking area lead down to an open courtyard located in front of the entrance to the upper level. Guests enter the villa into the main lobby with garden atrium. 2 x half staircases lead up to the following set of bedrooms:
1. Double (can be converted to twin) bedroom with walk-in wardrobe and en-suite shower room. Doors from the bedroom lead out to a sea facing transparent balcony adjoined to the balcony at bedroom 2.
2. Master bedroom with walk in wardrobe and partially separated en-suite black marbled bathroom consisting of double sinks, a double rain head walk-in shower, roll top bath offering Adriatic views as you soak and a door opening onto a transparent sea facing balcony adjoined to the balcony for bedroom 1.
3. Double bedroom with ornamental balcony, en-suite shower room with Jacuzzi.
ANNEX
The annex can be accessed from the upper floor and is ideal for accommodating additional guests or staff. It consists of a studio double bedroom with kitchenette, en-suite shower room and partial sea views.
Located below, there is a further studio apartment which accommodates the housekeeper
From the upper level lobby, a half flight central staircase takes guests to mid-level which features 2 bedrooms in the same style as bedroom 3 above except one of the bedrooms does not have a jacuzzi. In one of these bedrooms on this level (the non jacuzzi bedroom), the double bed can be converted to a twin. There is also a guest cloakroom. A short flight of stairs down from the mid-level opens into the lower level extensive open concept living environment with high ceilings overlooked by the galleried mid-level hall above. Relax in the stylish lounge/dining space with semi-open plan kitchen and a partially separated study. To the rear is a thoughtfully placed children’s play area. Doors from the lounge lead out to the infinity pool / terrace which hosts a covered dining terrace (can be shielded for additional privacy) where guests can enjoy a special outdoor dining experience perched above the turquoise sea.
13 steps down from the pool level takes guests to a spa centre with Finish sauna offering a sea view window. There is also a shower and toilet. 37 steps from the spa level there is a beach deck with sun loungers. A final 13 steps down from the beach deck and you arrive at the sea with swimming pool steps for entry. Boat mooring is possible.
A few steps down from the car park level to the lower level is a lift stopping at all floors in between.
For your further enjoyment and comfort, catering/chef service, nanny and private boat rental can all be organised during your stay at this villa.

Pricing Information
Pricing is calculated per property per night in GBP Sterling. Many destinations also require tourist tax to be paid. Tourist tax starts from approximately £1 per adult per night, and £0.50 per night per child aged 12-17 at time of travel. If tourist tax is applicable to the destination you are travelling to, this will be shown in the booking process. For tourist tax payable at time of booking, the cost will be added to your subtotal. For tourist tax payable locally, the cost will be shown at time of booking and on documentation.

Booking Information
A 30% deposit is required at time of booking. Full balance is due 10 weeks prior to arrival.
If booking within 10 weeks of arrival, the full cost of the villa must be paid at the time of booking.
